North Hills has recently changed it's name. The old name was Sepulveda, which is pronounced "Sa-PULL-vee-da" . The locals can always tell the visitors, because nobody gets that name right. Now, you will.

 

North Hills is located just east of Northridge and just south of Granada Hills and it straddles the 405 freeway. The area is a bedroom community, however there has been a trend over the last 15-20 years to convert some of the larger parcels to townhome projects. There are presently a large number of these projects and the the trend is likely to continue.

 

There is some retail employment in this area, however, most of the jobs are not here. The commute is very reasonable with excellent freeway access and good public transportation.

 

The housing is middle level and the townhomes are lower to middle level. The west side of the 405 is more desirable for single family homes and there are many nice, quiet neighborhoods on that side of the freeway. We want to paint a pleasant picture of this area (and all the others as well), however, we also want you to be aware of any potential hazards. There are some parts of this area that are very rough. Higher crime, known gang activity and visible drug traffic are causes for concern. These rough areas are well known and mostly isolated. So, just be aware. The good areas are still good.
