Toluca Lake is a small area just east of Studio City, west of Burbank and south of North Hollywood. It straddles the 134 freeway and is bounded by the 170 freeway to the west.

 

This area has definite "Entertainment Industry" influence as it is very close to Universal Studios and Warner Studios. There is a comfortable shopping district along Riverside were walking may be more effective than driving. The shops are varied and there are interesting restaurants tossed in the mix.

 

As you can imagine for the entertainment orientation, the recreation is excellent, with many small theatres in the area. Griffith Park is close by, with biking, hiking, horseback riding and two popular public golf courses.

 

The housing ranges from upper-middle to Estates. The styles are varied, leaning to a mix of classical. There are quite a few condominium and townhome complexes that are a little higher density (slightly taller) than other areas in the San Fernando Valley.

 

The commute out of this area is very easy via either freeway. Traffic can get bad during normal commute hours going into downtown Los Angeles. Parking at the Universal City stop for the Red Line subway ride may prove a good alternative. We use this regularly and the ride is fast, clean and efficient.
