Van
Nuys is located in the middle of the San Fernando
Valley, just blocks from the 101 freeway and straddling
the 405 freeway. It boosts a population of just under
150,000 people making it one of the most populated
areas in the Valley.
There
is a large variety of uses in this area, including
a diverse industrial base, many different levels of
retail establishments and housing of all types. Van
Nuys is also the seat of the Valley branches of Los
Angeles City government, including a Municipal Court,
Superior Court Department of Building and Safety,
as well as other services.
The
employment opportunities are varied as well. However,
if you need to commute out of the area, freeway access
is reasonable, making the commute more efficient.
The
housing is mostly middle to lower level. There are
a large number of different neighborhoods that have
different characteristics. Most of the neighborhoods
are made up of older single family homes, built in
the late 1940's to mid 1950's. There are a large number
of rental units, mostly in larger complexes over 4
units. Additionally there are many condominium and
townhome complexes.
One
you get involved in a neighborhood, you will find
it to be a tight knit group of caring and concerned
homeowners. There are some areas of Van Nuys that
are pretty rough. Not as bad as some of the places
portrayed in the movies (other cities), but bad compared
to the rest of the Valley. These areas will be self
evident.
