This
form is specific to Sellers. We will include Sold
properties and Pending properties
in your search, going back 90 days. Active
listings are included as well. The Buyers Search is
a little different. If you are interested in Selling
AND Buying, you can submit the Buyers
Search as well.
Over a
very short period of time, you will get a very accurate
idea of market activity around your property.
This
is one of our favorite tools. We evaluated many competing
products and services that do almost the same thing
as the one we chose. We'd like to tell you a little
about it and how it works so you know what to expect.
Without
getting real technical, we chose the software that
does the search and provides the information to you
because it does a LIVE search of our MLS (Multiple
Listing Service) database using your criteria. We
DO NOT edit the search results. You get exactly the
search you submit. Every other competing service searches
an IDX database. That is a large database which is
effectively a copy of the MLS data, however, it is
too large to update more than once a day (a few may
say they update more than once a day, but I'm skeptical
of that claim.)
So,
why is that important? If you are casually looking
or checking out the market, it isn't important. However,
if you are now in the "I want to
find a house now!" stage, you just
let us know and we can set the software to search
every couple of hours. In the market environment we
have been in for the last several years, the fast
hunters are the successful hunters. As a practical
matter, you would know about properties coming on
the markets before most Realtors.
You
know information is power. Now do you see the value
of a LIVE search? If we were looking in an area where
we didn't have live MLS access, we would want this
exact tool.
The
very first search will send you a larger number of
properties and will 'populate' your database. This
eMail is usually about 200k. Then you will get the
new, hot properties. The eMails are much smaller,
about 40k. Most of the newer properties will not have
pictures. You are getting the information before the
pictures have had time to post.
